BFS has been appointed by Brickworks Limited (the largest brick manufacturer in Australia) to design a dry fire protection system that includes smoke alarms, speakers, and fire-indicating panels etc. This mixed-use building project represents a significant step forward in sustainable urban design, combining factory, warehouse and workplace in a single, integrated environment (NCC Building Class:5,7,8 with type C construction). The building is a single rise in storey with an overall area of 24,500 square meter.
The scope of work includes:
The factory area, which occupies a significant portion of the site, is a key component of this project. BFS has designed the smoke detection system utilizing air-aspiration smoke detectors, in compliance with AS 1670.1:2018. These detectors will be installed at the top of the factory, providing continuous monitoring of the production area. Additionally, horn-type speakers and standard smoke detectors have been installed throughout the factory to ensure a safe and secure manufacturing environment.
Enhanced Safety Features:
The air-aspiration smoke detectors offer early warning capabilities by detecting even the smallest smoke particles, making them ideal for the high-risk environment of a factory setting. The integration of horn-type speakers ensures that all personnel are immediately alerted in the event of a fire, facilitating a swift and orderly evacuation.
Comprehensive Coverage:
To provide full coverage and minimize any blind spots, the smoke detection system is strategically designed to monitor every critical area within the factory. This includes areas around machinery, storage zones, and common pathways, ensuring that any signs of fire are quickly detected and addressed.
Compliance and Maintenance:
All installed systems are designed to meet the stringent requirements of AS 1670.1:2018, ensuring regulatory compliance and optimal safety. Regular maintenance checks and testing protocols are in place to keep the systems fully operational, providing continuous protection and peace of mind.

The scope of work for this area includes the installation of conventional smoke detectors, heat detectors, and duct detectors, providing thorough coverage and early detection capabilities. In compliance with relevant fire safety standards, a Fire Indicator Panel (FIP) has been installed for centralized monitoring and control. Additionally, surface-mounted speakers are strategically placed throughout the office to provide clear and effective emergency notifications, ensuring the safety and well-being of all occupants.
Advanced Fire Protection Measures:
The dry fire protection system is designed to integrate seamlessly with the building’s overall fire safety strategy. The use of conventional smoke and heat detectors, along with duct detectors, allows for early detection of potential fire hazards, enabling swift action to prevent escalation. The Fire Indicator Panel (FIP) serves as the central hub for monitoring all fire detection devices, providing real-time alerts and ensuring quick response times. The surface-mounted speakers are part of the building’s occupant warning system, offering clear, audible instructions during emergencies.
The substation plant room is equipped with a targeted fire protection system to ensure the safety of its critical infrastructure. This system includes the installation of smoke detectors, ensuring early detection of any fire-related incidents. Visual Aid Devices (VAD) are integrated to provide clear, visible alerts to occupants in the event of an emergency. Surface-mounted speakers are also installed to deliver concise and effective emergency instructions.
Precision Fire Protection:
The smoke detectors are strategically placed to cover all critical areas, providing rapid detection of smoke or fire. The VADs and speakers are linked to the central Fire Indicator Panel (FIP), which controls and monitors the fire detection systems, ensuring immediate response capabilities.
