Office Fitout Medtronic

At BFS, we provided fire protection services for two Medtronic projects at 11 Khartoum Road and 2 Alma Road, both led by Decobu as the head consultant. Our role was to ensure compliance, safety, and seamless integration with the existing infrastructure while minimizing disruptions.

Our fire protection designs for these projects had to meet local regulatory requirements while aligning with Medtronic’s global safety expectations, ensuring a secure and sustainable working environment.

11 Khartoum Road – Office & Training Fit-Out

 This project involved the fit-out of two levels (Levels 8 & 9) in an existing building, with which designated as an office space a dedicated training facility for employees. Our fire protection design had to integrate seamlessly with the existing systems while maintaining full compliance.


Scope of Work:

  • Fire detection and alarm system design
  • Portable fire extinguisher and fire blanket placement
  • Automatic fire suppression system design
  • Hydrant coverage assessment, ensuring compliance while minimizing unnecessary modifications


Innovative Design Highlight:

  • One of the key design challenges was the featured ceilings on Level 8, a unique architectural element that required precise planning for fire safety equipment installation.
  • Our team carefully designed and positioned detectors and sprinkler systems to meet fire safety standards without compromising the ceiling’s aesthetics, achieving a balance between safety and architectural integrity.


Key Considerations:

  • The project required minimal disruption to existing infrastructure.
  • The fire safety system had to be seamlessly integrated into the building’s design while maintaining compliance.
  • We worked closely with Decobu and other consultants to ensure a smooth coordination process across multiple disciplines.

2 Alma Road – Fire System Modifications

The 2 Alma Road project was another Medtronic office fit-out. Our task was to modify and enhance the existing fire protection system to align with the new tenant layout.


Scope of Work:

  • Addition of concealed sprinkler heads on Level 3
  • Installation of additional detectors and speakers in pod areas
  • System modifications to ensure compliance while maintaining cost efficiency


Key Considerations:

  • Retaining most of the existing system, making only necessary adjustments to control costs and minimize complexity.
  • Many areas were designated as out of scope, requiring precise coordination to avoid unnecessary modifications.
  • All changes were documented in the design certificate, ensuring compliance with fire safety regulations.

Collaboration and Teamwork

In both projects, we worked closely with Decobu and multiple specialized consultants, including electrical, mechanical, and hydraulic engineers. Since these projects involved modifications to existing buildings, rather than new constructions, cross-disciplinary collaboration was essential to ensure system compatibility and functionality.


  • Throughout the design phase, we participated in multiple coordination meetings with architects and consultants to optimize fire protection integration with other building services, such as electrical, HVAC, and structural layouts.
  • Given the close relationship between fire safety and architectural design, we ensured that our solutions met all fire safety regulations while preserving the building’s functional and aesthetic integrity.
